Pricing & Feasibility

We conduct a complete Quantity Survey (materials takeoff) based on architectural drawings, run competitive bidding checks among trusted subcontractors, and add general conditions and liability insurance. This creates a highly accurate, line-itemized proposal rather than a lump-sum estimate.
Depending on your contract structure (Fixed Price vs. Cost-Plus), we lock in supply costs early by pre-purchasing framing lumber, structural steel, and primary custom finishes. For unexpected site settling or structural changes, we issue a formal Change Order detail specifying extra cost and hours before performing any work.

Zoning & Permitting

G&L Construction manages the entire permitting process. We submit structural blueprints, structural engineering calculations, energy compliance checklists, and attend municipal zoning hearings on the owner's behalf to lock in approvals.
Timelines vary by local building departments. Standard residential renovations may take 4 to 8 weeks, while custom homes or commercial outpatient expansions can take 3 to 6 months for complete engineering, public notices, and civil sign-offs.

Site Management & Progress

For renovations or medical expansions near active zones, we set up high-grade plastic containment zippers, install negative air machines with medical HEPA filtration, cover active paths with protective board, and coordinate loud drilling tasks during scheduled off-peak hours.
Each client is assigned a dedicated Project Manager. We upload weekly progress summaries, Gantt-chart schedule updates, and high-resolution site photographs to our client dashboard. We also conduct scheduled bi-weekly site walk-throughs with you.
